Contract Review And Drafting

Uncovering or Removing Liens On A Property

Before you buy a property, you need to be sure that it is free of liens or judgements to make sure you are actually receiving what you are paying for. We can help you do this by conducting a title search that will uncover whether or not the seller needs to pay to remove a lien or has outstanding court judgement on the property. We also help negotiate any contingencies with the seller if a lien or judgement is found, and we can help remove liens, encumbrances, or other clouds on the title to the property.

Transfer of Property and Deed Filing

If a deed is not properly drafted or a property is not properly transferred, it could have unforeseen legal and tax implications for the buyer or the seller which could negatively impact the profitability of your investment. When a property is transferred using a deed, many factors come into play that can affect your ownership rights: the type of deed used, what warranties are given, where the property is located, how title is held, who the listed grantees and grantors are, how prior transfers occurred, whether a party went through a divorce etc. We advise our clients on possible legal and tax implications, help clear title, and also handle the filing at the appropriate county register of deeds.

We step in to draft and process the paperwork, and to follow the legal protocols to ensure that your closing can proceed smoothly. Often, this can be done in as little as 24 hours.
